Selling a property in Luxembourg involves many steps. Forget a document, overlook a detail, and you risk losing weeks — and thousands of euros. This checklist covers the 30 essential points to verify before and during the sale.

Phase 1: Preparation (before listing)

1. Have your property valued by 3 sources

4. Obtain the cadastral extract

Available from the Administration du Cadastre (land registry office). Free for owners.

5. Collect the property plans

Architect's plans, building permit, plans modified after renovations.

6. Check the mortgage situation

Contact your bank to find out the outstanding loan balance and any early repayment fees.

7. Calculate the potential capital gain

8. Co-ownership documents (if applicable)

Service charge statements (3 years), general assembly minutes (3 years), co-ownership rules, status of the reserve fund.

9. Check for undeclared works

Consult your commune's general development plan (PAG) to find out the zoning and building rights.

Phase 2: Enhancing the property

11. Declutter every room

Remove a third of the furniture and all personal items. The buyer needs to be able to picture themselves living there.

12. Carry out small repairs

Cracks, peeling paint, mouldy joints, dripping taps, squeaky doors. Budget: 500-2,000 €.

13. Professional cleaning

A complete clean including windows, floors, kitchen and bathrooms. Budget: 200-500 €.

14. Home staging (recommended)

Investment: 1,000-3,000 €. ROI: 5-15% on the sale price. Is it worth it?

15. Quick energy-efficiency repairs

Window seals, roof insulation, programmable thermostat. These can improve the CPE rating by 1-2 levels.

Phase 3: Marketing

16. Choose between an agency and a private sale

25. Assess offers objectively

Price + proof of financing + suspensive conditions + desired signing date.

Phase 5: Closing

26. Verify the buyer's proof of financing

An in-principle bank certificate is mandatory before accepting an offer.

27. Sign the compromis de vente (preliminary sale agreement)

28. Prepare for the move

Start as soon as the compromis de vente is signed. The property must be vacant on the date of the deed.

29. Signing the notarial deed

Full reading, secure payment via the notaire, handover of keys.

30. Tax declaration

Declare the capital gain in your tax return for the year of the sale.

FAQ

How long does it take to prepare all the documents?

Allow 2 to 3 weeks to gather all the documents. The CPE often takes the longest to obtain. Start with it as soon as you are considering selling.

Can I start showing the property without having all the documents?

You can organise informal viewings, but the CPE must be available as soon as the listing is published. The other documents are required at the latest for the compromis de vente.

What budget should I plan to prepare the property for sale?

Minimum budget: 1,500-3,000 € (CPE + cleaning + small repairs). Optimal budget with home staging: 3,000-6,000 €. This budget is largely recovered thanks to a better sale price and a shorter time to sell.

Do I have to do everything before contacting an agency?
